Cottage:
Accommodation for 5 people, 2 rooms and kitchen , (21m2 + 21m2) , outdoor terrace and a lakeside sauna in use. Main house within the yard area.
Facilities:
suitable for use also in winter, shower, WC, electric heating, refrigerator, small electric cooker with oven, electric kettle, coffee maker, electric barbecue grill, TV & VCR, radio, a rowing boat.
Fishing (also crayfishing) possibility. (Fishing licences are provided at extra charge)

Prices are for 5 persons. Visitor staying over nigh (in a tent) will be charged separately 35€/night.

Extra charge:
An extra charge of €25 per person will be added for linen if tenant uses linen provided in the cottage.
Fishing licenses
On completion of stay at the cottage, the tenant is responsible for leaving the cottage and the sauna clean and tidy. A separate fee of €110 will be charged for leaving the cottage uncleaned, and €45 for the sauna.
Terms & Conditions:
A) Cancellation of a reservation 43 days before the day of arrival will incur a penalty fee of 10 % of the price.
B) Cancellation of a reservation 29-42 days before the day of arrival will incur a penalty of 50 % of the price.
C) Cancellation of a reservation 2-28 days before the day of arrival will incur a penalty of 80 % of the price.
D) if you cancel the reservation 1 day before the day of arrival the whole price is charged.
Your accommodation is available after 6pm on day of arrival until 3 pm on day of departure. The changeover day is Friday.
The maintenance of the garden and the surrouding of the cottage is not taken care during the winter time (no sanding, no shovel of the snow).
Force Majeure
Events of Force Majeure are events beyond the control of the Party which occur after the date of booking or occupancy of the cottage, and which were not reasonably foreseeable at the time of booking or occupancy, and whose effects are not capable of being overcome without unreasonable expense and/or loss of time to either Party. Events of Force Majeure shall include (without being limited to) war, civil unrest, strikes, lock-outs and other general labour disputes, acts of government, natural disasters, exceptional weather conditions, breakdown or general unavailability of transport facilities, accidents, fire, explosions, and general shortages of energy.
In the occurrence of a force Majeure situation, the Landlord will return to the Tenant all money paid as either deposit or rent. However, in the aftermath of a force Majeure event, the Landlord shall not be responsible for providing new rental facilities or accommodation for the Tenant.
DAMAGE TO CABIN/PROPERTY
The tenant is required to have valid insurance which shall cover any damage caused by the tenant's use of the property.
